Market Update Highlights for the month of December 2014 include:
-Days on market for both attached and detached residential properties (all price-points) continue to remain low compared with recent years.  Detached properties averaged 46 days on market last month (56 days on market in December of 2013).  Attached properties averaged 38 days on market last month (53 on market days in December of 2013).

-In the Luxury Home Market, the average sales price actually rose slightly in December to $774,839 from $754,884.  In December of 2013 the average luxury home sale price was $711,768.

-The most expensive home that sold in the Denver metro area in December was a condo for $4,401,000 in Boulder.  This 3 bedroom/4 bathroom top-floor penthouse has 4,400 sq ft of living space with an amazing media room and fantastic view of CU Stadium, the Flatirons, and Flagstaff mountain.

– The least expensive detached single family home sold for $12,900 in Sterling, CO. It is a very small home (683 sqft) built in 1926 and is in need of many repairs.  It is sure to be a handyman’s delight!

-With a possible raise in interest rates coming the end of the first quarter of 2015, now is the time to buy or refinance.  The historically low interest rates that we have enjoyed may soon be coming to an end.  This first quarter will be an opportune time to pick up a new home or investment property while the rates are still low.*

-Fannie Mae and Freddie Mac recently announced down payment programs for first-time buyers.  This will allow those with good credit to qualify with a 3% down payment rather than 5%.*

Market Update Highlights for the month of August 2014 include:
-Days on market for both attached and detached residential properties (all pricepoints) remains very low (24 days for attached and 29 for detached).
-Properties from $100-$400 continue to sell near their list price.
-The number of sales in each of the top neighborhood zip codes has declined for the past several months.  Call me to discuss what this means for you!
-The total number of sales for the month of August dropped from the month of July, but is consistent as we transition to fall.
-The most expensive home that sold in the Denver metro area sold for $3,995,000 in Parker.  It was a sprawling 250 acre ranch property, with several homes and outbuildings, and Cherry Creek running through it. Truly a place to call home!  The least expensive home sold for $37,000.  Can you believe it’s still possible to buy a home in Denver for $37,000?  It’s almost impossible these days.  For that money, you can still buy a small 1 bedroom/1 bathroom condo in Aurora that needs a little love.
-In the Luxury Home Market, sales are slowing slightly, and average days on market for homes priced over $1 million dollars, is almost 4 months on average.
