Denver Faces a Condo Crunch | Colorado Real Estate

Denver Real Estate Faces Condo Crunch With Rising Demand

At the end of the summer, the latest data reveals that the Denver real estate market is on a high with the rising demand for condominiums. At the same time, there is a shortage of new supply. A Denver Metro Association of Realtors report shows that the typical time for condos in the market in the Denver area decreased to 26 days from 36 days the previous year, in the month of July. This indicates a drop of 31 percent. On the other hand, during the same time, the average selling price was up by 11%, reaching $224,421.

Fillmore Residences, Cherry Creek

At present, Denver does not have many condo building projects in hand. Also, the ones that are currently under construction are primarily for renting rather than for selling purposes. One such project is the Fillmore Residences located in Cherry Creek area. The project has the unique feature of being built atop an already constructed parking structure. Developers associated with the project revealed that the Fillmore Plaza residences will be between Milwaukee streets and Fillmore, alongside the East 2nd Avenue.

The final structure will be a three-story building constructed over the parking lot. It will have a total of 27 residential units along with a retail space (on the ground floor) covering an area of 6,700 square feet. Experts in the real estate industry believe that it is likely that the parking structure will also be renovated to enhance the overall appeal and exterior of Fillmore Residences.

Denver Rents on a High

In the meanwhile, Denver real estate news reveals that as a result of the increasing rents in the area, several tenants are unable to put aside money for making a down payment on the purchase of a home.

On Thursday, a latest study was released which termed Denver rents to be “highly unaffordable.” It also showed that the local area renters are using a major chuck of their income (almost 31.8 percent) on rental. This figure has remained at a 21.6 percent in the past years, and rents have become much less affordable now compared to earlier years.

Home buyers in the Denver area utilize 18.9 percent of their earnings on the average home, as compared to the historic 21.6 percent. This means that purchasing a home is now more affordable.

Buying a luxury condo in Denver is a great option now given its prime location and the dramatic increase of new residential construction projects.  This is especially tru for such supply-constrained areas as Cherry Creek North.

Where do All Those Bike Paths Go?
A unique aspect of Denver’s many bike paths is that some lead to exciting adventures on dirt trails and others funnel directly to Denver’s most prominent attractions – such as Cherry Creek Mall, Downtown Denver, Elitch Gardens, Four Mile Historic Park, and the Downtown Aquarium.  They connect some of Denver’s hottest neighborhoods including LoHi, Riverfront, LoDo, Washington Park and Cherry Creek North.

South Platte River Trail – the bike path along the South Platte River is shared with walkers and joggers. The trail is unofficially separated into three sections by location. The first section is an area that stretches from the trail’s southern-most tip to Belleview. Many have described this segment as serene and as having excellent views. The second section extends north from Belleview to Colfax. Some of this portion passes through industrial areas. The final piece of the trail extends north from Colfax to Confluence Park. This section of the trail provides outstanding views of Downtown Denver.

Cherry Creek Bike Path – on a nice day, the bike path along Cherry Creek is usually packed with walkers, joggers, and cyclists. And in Denver, most days are quite nice – even in the winter! This path will take you by the Cherry Creek Shopping District, past Denver’s noteworthy Four Mile Historic Park, through Cherry Creek State Park, and finally to Castlewood Canyon State Park. Cherry Creek Bike Path is one of the city’s most popular because it is easy to access and provides beautiful scenery and views into Denver’s most upscale neighborhoods. It’s a great choice for bike riders of all ages and skills.

Piney Creek Trail – this bike trail is about 10 miles in length and it is significant because it connects the Cherry Creek trail to Southeast Aurora. This is an excellent choice for anyone wishing to take a longer ride all the way to the Aurora Reservoir, where even more bike trails are available!

What is Denver’s B-Cycle program?
The City of Denver is truly pioneering the way residents and visitors can access different areas of the city on a bicycle! The city’s “B-Cycle” program was the first large-scale municipal bike sharing program in the United States. The program encourages bike riding as a means of getting from one place to another but also as a way to experience Denver from a bicycle instead of a car. There are dozens of B-stations set up across the city where individuals can pick up a bike, use it, and drop it off at any other B-station in the city. Becoming a B-cycle member is inexpensive and convenient, and the bikes are designed for individuals of any height and also for those with any cycling skill level.
